Board of Directors Meeting: November 24, 2016

The meeting was held in the Country Club at Mayos & Cumpas #270. Meeting called to order at 4:10pm.

Alison moved to approve, Scarlett 2nd. Approved.

New Business:

The area outside our gate is dark and un-kept, it is owned by the city. Caesar Estrada has 2 light poles that he will give to us to place there if we will have them repaired and re-installed, it will cost about 10,000 pesos. Raymundo will ask Los Jitos, Solimar, Royal and Biznaga to help pay for it. We will then continue to maintain the area.

A new home is being built on Mayos. When the workers park on the street it is causing a dangerous situation as approaching cars cannot see oncoming traffic. Raymundo will ask the workers to not park on the street.

Financial Report:  As attached. HOA fees were collected from 192 homes, highest ever. Also collected on 109 lots, this increased our projected income by over 50,000 pesos.

Exterior Wall:  The reason the wall behind Leys collapsed during the hurricane was because is was never plastered and painted, thus over the years the rebar rusted and became unstable. We need to plaster and paint both sides of the wall to prevent this from happening again. Raymundo will approach Leys and see if they are willing to pay for their side. The rebuilding of the wall cost $260,000 pesos for the 158m length that was repaired.

Roads:  There has been lots of patching going on. We were able to collect 31,000 pesos from CEA to help with the costs. Our cost was 53,000 pesos, of which 15,000 pesos will be collected from homes currently under construction.

Security:  The HOA paid for the new scooter for the night guard. Jose Ramon. The new night guard is doing an excellent job. Two of the guards are not performing to our expectations and will be replaced before Christmas. There was one break-in over the summer. It is believed it may have been a construction worker from next door. He is no longer employed there.

AGM: Need to check with golf course for tournament dates to confirm an AGM date.
